Project Description

The Matson Office Building project was built after an unfortunate fire ruined their previous office space at the Port of Guam. The initial request for proposal (RFP) was for a 10,000-square-foot building to satisfy their current and future needs. Working with the design partner, RIM Architects, Black Construction Corp. put forth the design concept for a landmark building located on Chorito Boulevard (Marine Corps Drive) across from the Governor’s offices at Adelup, Guam.

The building is three stories high with approximately 10,414 square feet of office space on the second and third floors. The ground floor of the building is used for covered parking, utility support, and the main entrance. As required by the RFP, this building is rated to withstand a 300kph (185 mph) typhoon. A 200kw generator with automatic transfer switches provides up to 25 hours of backup power for the entire facility.

Energy efficiency for the entire facility was paramount to the client. LED lighting, motion sensor switches, insulated walls and ceilings, and a variable refrigerant flow air conditioning system were among the features incorporated into the design from its conception. Preparations for a solar panel array on the roof of the facility are in place.

BCC worked closely with Matson, RIM Architects, and a team of local artists to finish the office space and give it a familial feel that places both staff and visitors at ease. The local art collection assembled by Matson conveys the depth of their history and commitment to the community.

During the course of the project, BCC provided significant opportunities to the small business subcontracting community, including aggregate material supply, materials testing, trucking, painting, polyurethane roof coating, soil treatment, landscaping including design, cabinetry, aluminum windows and doors, and pavement markings.
